Terms & Conditions

• All bookings made through our website are subject to availability.

• A valid credit/debit card is required to secure your reservation.

• Deposit: a deposit is due at the time of booking. The amount depends on how far in advance you book and is shown at checkout before you pay. Reservations made close to the arrival date require payment in full at booking.

• Remaining balance: if your booking required only a deposit, the remaining balance is due 30 days before your check-in date. We will email you a reminder with a payment link before that date.

• Your reservation is not fully secured until the balance is paid in full.

• 100% refund for cancellations made 14 days or more before the check-in date.

• 50% refund for cancellations made 7–13 days before check-in.

• No refund for cancellations made less than 7 days before check-in.

• All cancellations must be made in writing or via the online guest portal.

• If your remaining balance is not paid by its due date (30 days before check-in), we will email you a notice giving you 7 days to pay.

• If the balance is still unpaid after those 7 days, we may cancel your reservation.

• If we cancel your reservation for non-payment, we refund all amounts you have paid us, in full. The refund schedule above does not apply, because the cancellation is ours and not yours.

• Refunds are returned to the original payment method. Payments made by cash, check, or another offline method are refunded by the same method.

• Check-in time: 4:00 PM

• Check-out time: 10:00 AM

• Early check-in or late check-out may be available upon request and subject to availability.

• No smoking in any indoor spaces.

• Pets are only allowed in designated pet-friendly units and may incur an additional fee.

• Quiet hours are from 10:00 PM to 7:00 AM.

• All guests must comply with posted safety signs and instructions, especially around water activities and shared spaces.

• Guests are responsible for any damages to the property or contents during their stay.

• A security deposit may be authorized on your card and used to cover any loss, damage, or excessive cleaning.

• Boat slips are available for rent and must be reserved in advance.

• Guests are responsible for properly tying and securing their boats.

• The resort is not liable for any damages to boats or personal watercraft.

• Amenities like kayaks, hot tubs, and common areas are available on a first-come, first-served basis.

• Use all amenities at your own risk. Life jackets are strongly recommended for all water activities.
